The 4/5/6 express 86th st. stop is nearby and offers a quick four stop commute to the financial district.  The new 2nd Ave subway will have a station even closer.  Carl Schurz Park is a short stroll at 84th and East End and for those that travel often, LaGuardia airport is a only a 20 minute cab ride.

The Details

This 2BR pre-war co-op apartment has a wonderful layout starting with a nice closeted foyer that provides a transition space before entering the living area.  To the left from the entry is large fully-gutted L shaped kitchen that is highlighted by granite countertops, glass tile backsplash, new cabinets, a stainless GE Profile bottom-freezer refrigerator, heavy duty stainless Jenn-Air Stove, matching microware, a built-in wine refrigerator, and an Asko dishwasher.  The floor is travertine tile and there are tons of large cabinets for a Manhattan apartment – including 3 separate work areas.  There is a wall-installed iron shelving unit/pot hanger that provides additional storage space and allows you to display your pots and pans and store your cookbooks above them. The kitchen is completed with a huge window overlooking the building canopy and tree-lined street.

The living room is tastefully painted with a hardwood floor that includes an in-laid design border.  The 4” white-painted crown molding that runs throughout the apartment stands out to create a classic appearance.  The oversized baseboards match the crown moldings. 

There is a long hallway that further separates the space and provides and ideal area for displaying art, or any of your personal touches. The first bedroom is full-sized and can be used as a bedroom or a very comfortable-sized office.  The back bedroom is even larger and is wired for high-speed Internet access.  Both bedrooms have closet organizer systems installed.

The windowed bathroom has been gutted and starts with an elegant basket-weave patterned, honed-marble floor.  A full sized tub has been re-glazed and a new glass shower doors with stainless steel accessories has been installed.  The shower includes a 10” rain-style showerhead and the strong water-pressure in the building makes every shower feel like a retreat to a spa. The walls have hand-cut, white Spanish subway tiles that are capped by a tiled chair rail.  A new toilet, Kohler sink, vanity, and faucet complete the bathroom.

The building is a classic 6-story prewar, green-canopied, elevator building that has a laundry and a bike-room in the basement.  The lobby has been recently updated, and there is a live-in super.   There are three large air-conditioners in the apartment, installed in the living-room, and each bedroom.   All the walls have been skim-coated and painted. The ceiling throughout the apartment has also been painted.  All the lighting in the apartment has been updated, including nickel-plated switchplates and outlet covers.

The apartment is located in the E80’s, between 2nd and 1st aves, on a tree-lined side street that is convenient to the subway as well as great restaurants, entertainment, shopping, and parks. The building is in the PS-290 school district - one of the top public schools in the city.  The unit is on the second floor.

We purchased most of the furnishings specifically for this apartment, and feel that they fit nicely. If you agree with our tastes, we would consider selling the furnishings, including the HD flat screen TV and surround sound system.

Maintenance on the apartment is a very low $1,006/month.  Consider your total monthly out-of-pocket costs (mortgage + maint), when comparing this apartment to others. This apartment’s monthly out-pocket-cost is less than a $575,000 apartment with a more typical ($1,300+) maintenance – and this doesn’t include the tax benefit (I would much rather have the $639k apt with the lower maint, than a lower priced apt with a high maint).

With the low maintenance and tax benefit, this apartment is the equivalent of renting at $2,675/month - if you are paying more than $2,675/month for rent, owning this apartment is a better deal (see the financial analysis page).

The board financial requirements are reasonable, there is no official "amount down" required, and pied-a-terres are allowed.
